Navigating the Land Development Process

There are many variables that come together for the ongoing value creation of any land development project. ETM works with many landowners and developers to navigate the land development process and regulatory environment towards the ultimate goal of monetizing their land.

Development Consulting & Entitlement Services

Project Management

Project management in a land development project encompasses a series of structured and strategic steps to transform raw land into a developed, functional, and sustainable property. From initial planning and feasibility studies to design, permitting, construction, and final handover, ETM's dedicated project managers are with our client every step of the way.

Entitlement Support/Regulatory Planning

Our team will guide clients through the legal approvals and permissions that developers must obtain from government or regulatory agencies before breaking ground on new projects. At ETM, we leverage our in-depth knowledge and extensive working relationships with these agencies to ensure this stage of the project is as streamlined as possible.

Special District Consulting

Our team has extensive experience planning, designing, and maintaining special districts including master planned communities like Nocatee, Seven Pines, and Wildlight.

Development Planning

Every great development starts with a strategic and thorough plan that enables the developer to accurately estimate costs, timetables, and resources. At ETM, our planning process saves our clients time and money by ensuring surprises are kept to a minimum at every stage of the project.

At England-Thims & Miller, we prioritize our clients' needs and visibility at every stage of a project. What Our Clients Say

Ryan M. Schmitt

President, Petticoat-Schmitt

"…as the owner of a civil contracting firm, I can confidently say that I have had substantial exposure to our local civil engineering community. It is without hesitation that I can attest to the quality of ETM’s construction documents and services. They stand out from their competitors when comes to the accuracy and thoroughness of their plans, thereby providing the contracting community economical estimating and efficient contract management. An investment in quality engineering up front often relates to cost effectiveness of the life span of the project for the owner, but for a contractor, it usually means a smoother run project."
