Five ETM Projects Named Nominees for the 2026 ULI North Florida Awards for Excellence
Presented by the Urban Land Institute’s North Florida District Council, the Awards for Excellence recognize outstanding real estate projects throughout the region. Projects are evaluated for excellence and best practices across areas including planning, design, construction, management, financial viability, and sustainability. Congratulations to our clients and project partners on this recognition.
The five projects represent ETM's work across urban development, large-scale new development, and community-focused projects. They reflect the clients, owners, developers, design teams, contractors, and community partners behind them. ETM values the opportunity to work alongside teams that bring distinct perspectives and expertise to each project.
Urban Development
One Shipyards Place

One Shipyards Place is part of the continued development of Jacksonville’s riverfront and the broader transformation taking place around the Sports and Entertainment District.
This project is part of Downtown Jacksonville's most consequential urban transformation in a generation. The building occupies a formerly underutilized stretch of the Northbank riverfront directly south of EverBank Stadium and steps from the St. Johns River. It is the first completed structure of the Jacksonville Shipyards, a multi-project waterfront development that will ultimately include the Four Seasons Hotel & Residences, a public marina, a riverside park and event lawn, five public restaurants, and an extended Northbank Riverwalk, and Jacksonville’s first new Class A multi-tenant office building since 2007.
Alfred duPont Place Reconstruction & FIS Global Headquarters

The reconstruction of Alfred duPont Place and development of the FIS Global Headquarters represent a significant investment in Jacksonville’s Brooklyn neighborhood and riverfront, bringing together private development and supporting infrastructure within an evolving urban environment.
This project occupies a pivotal position along Jacksonville's Northbank Riverwalk corridor, at the intersection of Riverside Avenue, Forest Street, and Alfred DuPont Place, with direct frontage on the St. Johns River. Prior to development, the site was a surface parking lot generating minimal tax revenue and providing no riverfront connectivity. Today it serves as the civic and economic anchor of Brooklyn's ongoing revitalization.
RISE Doro
RISE Development, RISE Construction, City of Jacksonville
Located near Jacksonville’s Sports and Entertainment District, RISE Doro brought new residential development to an area experiencing substantial investment and redevelopment.
This project transformed the George Doro Fixture Company building into a community, where residents can walk to concerts and sporting events and celebrate wins with neighbors on the rooftop or at a local bar or restaurant.
RISE Doro had to rise again after a fire destroyed the building just six days before its scheduled opening. Everyone on the team refocused and rebuilt. In June 2026, RISE Doro opened with all the planned amenities, and with 85 units reserved as workforce housing, something that became central to the project’s community impact story.

Seven Pines is a meticulously planned, form-based mixed-use community designed to become the residential and civic anchor of Jacksonville's Southside corridor. The National Association of Home Builders has recognized it as one of the nation's top five master-planned communities. The large-scale development brings together residential neighborhoods, infrastructure, amenities, and open space as part of a long-term vision for the property.
Seven Pines occupies the last large undeveloped parcel at one of Jacksonville's busiest interchanges at Interstate 295 and J. Turner Butler Boulevard. The site is surrounded by the St. Johns Town Center, the University of North Florida, and a growing technology park corridor.

One More Child Jacksonville Campus
Florida Baptist Children's Homes, SWCA Environmental Consultants, Auld & White Constructors
The One More Child Jacksonville Campus supports the organization’s work serving children and families in Northeast Florida. The project represents a different type of development challenge, creating a purpose-built campus for one of Florida’s oldest child-welfare organizations.
One More Child, a ministry of Florida Baptist Children's Homes with roots dating to 1904, chose Jacksonville as the site of a major campus expansion to meet the concentrated needs of vulnerable children and families in Duval County.
