England–Thims & Miller, Inc. (ETM) has been honored by the Florida Planning & Zoning Association (FPZA) First Coast Chapter with the 2025 Master Planning of Land Areas Award for its leadership in the development of Seven Pines, a 1,063-acre mixed-use community redefining connected living in Jacksonville’s Southside.
A Vision Realized Through Collaboration
Seven Pines brings together residential, commercial, and recreational uses in a carefully structured plan designed to create lasting value for both residents and investors. ETM partnered with ICI Homes, David Weekley Homes, the land owners, and the Town Planning & Urban Design Collaborative (TPUDC) to transform an undeveloped tract into one of the Southeast’s premier master-planned communities.
ETM led the master planning and infrastructure strategy, aligning engineering precision with long-term market vision. The result is a community plan that balances land use, mobility, and open space. It is a blueprint for sustainable growth that appeals to today’s lifestyle-driven homebuyers.
Setting the Standard for Community Design
Seven Pines demonstrates how strategic master planning can accelerate value creation. Anchored by a 34-acre central park and lakefront clubhouse, Seven Pines connects neighborhoods, amenities, and employment centers through an extensive trail and roadway system. Nearly one-third of the site is preserved as open space, reinforcing the project’s long-term environmental and aesthetic value.
The FPZA award recognizes ETM’s ability to deliver functional infrastructure that drives market success, proving that strong planning and engineering are the foundation of community identity and economic performance.
Community Legacy, Creating Opportunity
Seven Pines is more than a master-planned community, it’s a lasting legacy of responsible land stewardship and a celebration of the Skinner family’s century-long influence on Jacksonville’s growth. Designed with intention and purpose, Seven Pines delivers a lifestyle that balances modern living with enduring respect for the region’s history, character, and environment.
This recognition reflects ETM’s ongoing mission to bring our clients’ visions to life through planning, engineering, and collaboration.
